Let’s look at an example of real estate investing with private money, and how everyone wins.

Let’s say you bought a house and fixed it up for a total of $100,000, and you sold it for $150,000, meaning you made a $50,000 profit, and you did it in 4 months.

If you also paid interest at 12% per year (1% per month) on the $100,000 you borrowed, you would pay $4,000 in interest for that 4 month period.

Now, remember, you made $50,000 on the deal. So, subtract the $4,000 in interest cost from your gross profit and youre left with a net profit of $46,000 from your real estate investing. Pretty cool deal isnt it!

Your private money investor is happy because they got 12% on their money, about six times the prevailing bank rates, and their money was secured by the property you bought with the money.

Not only that, but you made $46,000 too! Everyone wins.

There’s a lot of talk going around these days about how hard it is to qualify for a home loan, especially in this post mortgage meltdown, post mortgage bailout economy.

Ironically, the mortgage bailout funds that were supposed to “trickle down” through the banks that received them to reach the “little guy” homeowner in the form of affordable mortgages, never really seemed to make it that far. Real Estate Finance Using Subject To Options

Real estate finance is one of our favorite real estate investing topics to write about.

Our students are always interested in new and intresting ways to finance their purchases of real property, so from time to time, we like to review some of our favorite strategies.

One of these is financing wholesale rela estate deals with “subject to options.”

Now, don’t let the fancy name intimidate you, subject to options aren’t as scary as they may sound, and they can really supercharge your real estate investing.

Typically the advantage to wholesale deals is that they can be turned over faster than retail deals.

If you give a low enough price that another real estate investor can come into the property, make a few upgrades or fixes and then sell it for a profit, then you have a larger market of potential buyers than if you are looking only for an end user.

When real estate investing with option contracts, all you do as a real estate investor is find a deal that you are interested in buying, negotiate a price with the seller, and then execute an option contract with the seller.

These deals can be financed in any number of ways, but one of our favorite real estate financing strategies is to negotiate a subject to option.

The subject to option gives you the right not only to purchase the property for a fixed price for a fixed period of time.

It also gives you the right to take over the property with its existing financing, meaning that as long as you’re willing to make the payments on the current mortgages on the property, you won’t need to go out and get new financing.

This is a powerful one-two investing strategy, because it allows you to contract a virtually limitless number of properties with very little money out of pocket (typically $10 for an option fee) and then to close on the properties without the expense, hassle or need for financing!

The unemployment rate is still sky rocket and the global economy is still in early recovery mode yet the number of web stores is still growing. Are these new online merchants crazy or do they know something others don’t?

A lot of people ask, “What is the best home business opportunity or what is the best internet business to get into?” Maybe they have been asking the wrong questions. We’ll try to point out what the right questions are in this article. A lot of successful merchants aren’t geniuses. You don’t need to be a rocket scientist to run a web store. Basically, successful merchants are those who ask the simplest questions every time they are confronted with a new challenge. In our current economic situation, the million dollar question is, “What would people buy when times are hard?”

When times are prosper, almost everything sells because there’s obviously lots of money to throw around. But when times aren’t so great, people start to tighten their purse strings. However, everyone still needs to spend on necessities such as utilities, clothes, transportation, medication and education - because life has to go on.

As a matter of fact, there are even items that would not normally sell well during good times but will suddenly sell like hot cakes during rather hard times like these. Here are a few examples of common items that have been given a little twist in terms of marketing:

Clothes

Used and off season clothes, believe it or not. You may not have thought about spending money on a lot of these clothes no matter how wonderful they looked during better economic times, but a business opportunity seeker or two saw this opportunity coming as soon as the bubble burst and they’re now making money selling used and off season clothes to various niches - plus-size, maternity, kids, infants - the list goes on. The advantage online stores selling such items have over conventional stores is that the perception issue that some people may have about being seen buying used or off season apparel is pretty much a non-factor when shopping for clothes online.

Books

Used text books and e-books also sell well during a recession. No matter what the economic situation, people still need to study. In countries where education is not subsidized, college reading material can really set you back. The popularity of e-books has been growing steadily as well because people are becoming more environmentally-conscious. This is an extra marketing angle that you could use.

Toys

Speaking of environmental consciousness, parents are shying away from costly “plasticky” contemporary toys in favor of more “green” toys which come in the form of brain teasing puzzles and creative assembly fixtures. These puzzles and fixtures are made from recycled material and are free from chemicals so they’re good for the environment, safe for your child and lighter on your wallet.

Generic Brands

Selling generic alternatives of fast moving consumer goods (FMCG) is also a good idea. But remember, the margins for these items are not that high so you’ll have to sell them in volume. This also means that you’ll need quite a bit of storage space to store your inventory if you’re considering to go this route.

There are many more items which sell well during a recession. The examples above are just to show you that you don’t really need to think that hard to figure out what to sell. All it takes is for you to be a business opportunity seeker with some foresight and a hint of innovative.

Real Estate Investors Find Great Opportunities In Foreclosure Market

As the foreclsoure market has continued to expand, real estate investors are increasingly realizing more and more income from purchasing foreclosure properties and then offering those foreclosure properties for sale.

For example, Mary B. of San Diego Foreclosure For Sale goes out into the market and identifies attractive real estate that has gone through the foreclosure process or where the property owner has received a notice of default on a property.

She then negotiates with the bank, note holder, or in the case of a pre-foreclosure - the property owners, and purchases the distressed real estate for a very attractive price that is usually only a fraction of the current retail value of the property.

Banks and note holders are willing to accept these lower prices because they are not in the business of owning real estate and they like the prospect of taking some money for the defaulted loan, taking the loss and moving on with their lending business.

Like Mary, Scott Duff, of Palm Beach House Buyer in Palm Beach, Florida makes his money investing in real estate that he buys from foreclosures, distressed property owners and banks who no longer want to own the property or paper underlying it.

Scott finds the properties, purchases them, fixes them up and then markets and sells them to retail buyers who are happy to be able to buy property at 80% - 90% of market value. Since Scott bought the property for 60% - 70% of market value, he is able to make a nice profit while still offering great deals to his buyers.

Southern California real estate values continue their uncertain wobble from the deep discounts that occured at the beginning of the sub-prime mortgage collapse. While prices in many areas are down, there are still a few bright spots on the map of what used to be the land of unending real estate appreciation.

Real estate investors, however, have not failed to notice the numerous opportunities for investment that the ups and downs of the California real estate market affords. For example, Rex Ro, who is a Corona house buyer in Corona, California, says, “I’m buying everything I can get my hands on right now. These prices make it possible to buy a property, rent it out and then sell it to another real estate investor looking for rental income at a nice profit.”

Ro also says that there is no shortage of discounted properties available for purchase in Corona, his primary market (located in Riverside County).

The theme is the same from one real estate investor to another. There are thousands of houses on the market right now, and those not aware of the opportunities can end up paying too much for home. I suffered for two years without being able to eliminate the odor of cat urine in my house after my cat had a urinary tract problem.
I even resorted to replacing carpet in three rooms, but the odor remained and he continued to urinate on it.

Want Good Skin? Get to Bed!

Can you ever tell when someone hasn’t gotten a good night’s sleep? What about for yourself - have you ever had a restless night or stayed out way past your bedtime and noticed the difference in your face the next day? People who don’t get enough sleep, whether it’s just for one night or whether it’s a common problem, usually look pale, clammy, and rather unhealthy. They get dark circles under their eyes and usually look somewhat clammy as well.

Why is this? Why does a lack of sleep affect someone in this way? How could just one night’s poor sleep affect your appearance so drastically?

Many people think that when we’re asleep our entire body is at rest but this just isn’t true. Our major systems need to work continuously for a human to survive; the heart needs to keep beating, the lungs continue breathing, the digestive system still breaks down and absorbs food, and so on, even when we sleep. Our bodies are constantly at work no matter what our activity level; a person in a coma is still burning some calories!

Our brains are also still working when we sleep as they of course regulate all these systems, and while we don’t have conscious thought the brain still needs to evaluate noises, smells, and other sensations so as to judge them as being a threat or something harmless. This is why a loud sound will wake us up while the sound of our bed partner breathing doesn’t - the brain knows that one is a potential threat while the other is not. However these systems do slow down quite a bit; we breathe slower, the heart beats slower, and so on. But sleep means more than just a time to rest for the major systems of the body. When sleeping the body now has time to rejuvenate and renew itself. During sleep dead cells are removed and new cells replace them. The body is actually hard at work during sleep repairing and rejuvenating itself.

This is true of your skin as well. When the body is asleep any and all rejuvenation for the skin is likely to happen. Dead skin cells are pulled away while new ones replace them.

As usual, High also introduced more artifacts. During the scene in Grand Central where the main characters flee New York, for example, we saw breakup among the press of bodies, where parts of people briefly seemed to detach and reform, especially when the camera swung around at the same time (at the 15:37 mark). The artifacts seemed more prominent compared with what we saw on the Samsung’s High mode, although those were also noticeable and objectionable. Sony’s Standard and Samsung’s Low both let some judder remain in the image, although that meant the TV was seeming to kick in and out of smooth mode, which could be jarring at times–although the kick-in appeared less-jarring on the Sony than the Samsung in Low. We also noticed that the Samsung’s suffered from the “triple puck effect” where a fast-moving hockey puck would seemingly break apart then reform, while the Sony displays did not. To be fair, the breakup was quite difficult to spot in the Samsung’s Low mode, although its other modes exaggerated he effect more. As with many other 120Hz displays, the Sony XBR6 is capable of preserving the native 24-frame cadence of 1080p/24 sources, typically available on Blu-ray Discs, and skipping the 2:3 pull-down process. To test this capability, we set our PS3 to 1080p/24 output, tuned off Motion Enhancer, and compared the image with that of the 120Hz Samsung displays (with dejudder turned off), the Pioneer in its 72Hz Advance mode, and the Panasonic set to its standard 60Hz mode as the baseline reference.

People are willing to pay more for properties that look and smell clean, especially if they are purchasing the property to live in and share with their own family.
